The ranger utility 10 Root Gates states that, "when you or any of your allies enters either of the zones, that character can teleport to the other zone as a free action, as long as the destination zone is unoccupied. . . "
My question is, does one have to move into the zone in order to teleport? Or can one also teleport to the other zone if one is already in the zone, that is, without moving into the zone?
   As written, it seems that one has to enter the zone, and that one cannot already be in the zone. Otherwise, it seems a bit overpowered if one can continuously zip and out between the zones without ever spending a move action (amongst other reasons, as well.)
   But what is your judgement?

enables you to :  teleport to the other zone as a free action

If you don't meet the requirement which is to enter one of the zones you don't get to teleport.  If you're already in one of the zones (because you just teleported there for example), you need to exit and re-enter one of the zones to meet the requirement again.  

This is to prevent someone from teleporting between the zones over and over and over as a free action which can be very much so abused.

just as an added note, I believe forced movement can be used to trigger the requirement and allow a creature to teleport.  So basically, say you have an ally that slides you into the zone, that should allow you to teleport out of turn as a free action.  Or if a monster does the same thing it should work because the only requirement is that you enter the zone and there are lots of ways to do that, not just by your own characters willing movement.

So, a Bladesinger MC Ranger with this could potentially move in, make an attack and use Unseen Hand to deal damage to himself and slide himself out and back into the square, allowing himself to teleport.  If he has resist force going on, he won't even take the damage...

Interesting.

Or, I suppose, a Ranger could PMC Wizard and get the Unseen Hand bladespell and use this as a way to minimize time in melee and still be a melee striker.
