Yes. Undying says to return it to the battlefield with a +1/+1 counter on it, so that's what you do.There isn't any problem with non-creatures having +1/+1 counters. They just won't do anything until the permanent becomes a creature....

1) I'd leave this text as reminder text (parentesis, italics).Also, strongly agree with you against "expansion symbol matters" cards. They are just as much unglued-level as dexterity, ante and subgame cards....
